BUILDING AN
An accessory building up to 120 square feet can be installed without a building permit. If it is above 120 square feet, the following requirements must be met:
1-The accessory building cannot be closer than one foot to the property line, provided that the building is at least 6 feet behind the main dwelling. All drainage must be controlled on the property.
2-If there is less than three feet between the accessory building and the property line, openings such as windows and doors are not permitted, and the walls must be constructed of one hour fire rated materials.
3-The accessory building cannot be larger than the square footage of the house, or taller than the home.
4-The accessory building cannot cover more than 25% of the rear yard.
5-The house and all accessory structures (patio covers, carports, etc) combined cannot cover more than 35% of the total lot.
6-There must be six feet between the home and the accessory building.
7-The accessory building cannot be any closer to the front of the property than the home.
8-The construction of the accessory building will require the following:
Drawings Cost Evaluation Site Plan Building Permit Contractor’s License Number or Owner Builder Exemption Form.
9-A pre-fabricated shed will require construction drawings if being erected on-site.
10-Most subdivisions will have Public Utility Easements along the property lines, these are typically 7.5 feet wide. If an easement is in place, you will not be able to build within the easement.
