III            MINUTES OF NOVEMBER 20, 2006

A favorable motion to approve the minutes of November 20, 2006 as read was made by Commissioner Lyon. Commissioner Sampinos seconded the motion. Motion carried.

Following the approval of the minutes, a necessary correction was found in Section 8, Line 3 changing the wording from Southeast Title to Professional Title. A favorable motion to approve the minutes of November 20, 2006 as amended was made by Commissioner Sacco. Commissioner Shook seconded the motion. Motion carried.

 

IV            CONDITIONAL USE PERMIT-CASTLE RIDGE SUBDIVISION-PRELIMINARY AND FINAL

                (APPROX.) 500 NORTH HOMESTEAD BLVD. –TONI JOHNSON AND DOUG PERKINS

Toni Johnson presented Castle Ridge Subdivisions request for a Preliminary and Final Conditional Use Permit. The soil testing study has been completed. A letter from an adjoining landowner, Paul Washburn has been received granting permission to create a temporary cul-de-sac at the end of the street that will be removed as Mr. Washburn completes his development. Staff recommends approval for preliminary and final subsequent to the completion of the following items: (1) Fire Chief has approved the existing & proposed fire hydrants must be shown/indicated on final plat; (2) Design drawings for temporary submitted cul-de-sac; (3) Storm water runoff plan completed and submitted; (4) Water meter box to be 21” diameter and indicated on final plat; (5) Elevations & grade of new curb/gutter, drawn & submitted; (6) Actual subdivision plat; (7) Completed Development agreement with Price City Public Works. MOTION. A favorable motion to approve the Conditional Use Permit for Castle Ridge Subdivision with Preliminary and Final was made by Commissioner Nielson upon completion and submission of the stated requirements/contingencies. Commissioner Lyon seconded the motion. Motion carried.

 

V             CONDITIONAL USE PERMIT- FEE WAIVER AND EAST PRICE BUSINESS PARK SUBDIVISION-CONCEPT, PRELIMINARY AND FINAL- VICINITY OF 1900 EAST 100 NORTH (1900 E. AIRPORT RD.), ELLIS PIERCE AND JIM BOUD

                Nick Tatton presented this request on behalf of the property owners. This project has the approval of the City Engineer. Everything was completed in 2006 and was just waiting for the completion of the annexation. The area is now commercial and industrial zoned. A fee waiver has been requested as the processing of the subdivision is an internal project within Price City.  Property owners have been onboard with this project since day one as long as Price City handled all of the architecture, engineer work, annexation and approvals. Street improvements will be paid for by current or future private owners.  Development could begin as early as this spring. MOTION. A favorable motion to approve the Conditional Use Permit Fee Waiver and East Price Subdivision, Concept, Preliminary and Final was made by Commissioner Richens. Commissioner Shook seconded the motion. Motion carried.

 

VI            CONDITIONAL USE PERMIT- MONT HARMON JUNIOR HIGH SIGN - FINAL

                60 WEST 400 NORTH- DEON KONE, SUPERVISOR OF BUILDINGS & GROUNDS

                MOTION.

                Nick Tatton presented this request on behalf of the Carbon County School District. The Month Harmon Junior High sign will be placed up toward the building on school grounds. There are no further issues or concerns connected with Price City.  A favorable motion to approve the Conditional Use Permit Sign Final was made by Commissioner Lyon. Commissioner Sampinos seconded the motion. Motion carried.
