MINUTES OF JANUARY 26, 2004

I.                    PLEDGE OF ALLEGIANCE

 

The Pledge of Allegiance was led by Chairman, John B. Angotti.

 

 

II.                 ROLL CALL

 

The above members were in attendance and a quorum present.

 

 

III.               MINUTES OF JANUARY 12, 2004

 

There were no corrections and Gary Lyon moved to approve the minutes of January 12, 2004, as written.  Jeanne McEvoy seconded and the motion carried.

 

 

IV.              CONDITIONAL USE PERMIT

LEE NAILS, NAIL SALON

403 SOUTH CARBON AVENUE

NAM PHAM, OWNER

 

Mr. Pham is opening a nail salon at 403 South Carbon Avenue, in one of Tony Basso=s buildings.  He stated that although his sign is larger than indicated in his application, it does not cover all of the lettering of the Mad Man Basso sign currently on the building.  The Commission felt the Mad Man Basso sign should either be completely covered by the Lee Nails sign or be relocated to another area of the building.  Larry Bruno moved to forward a favorable recommendation for this Conditional Use Permit with the sign being 5' X 15' and contingent upon the Mad Man Basso sign being removed, moved or completely covered.  Alfred Richens seconded and the motion carried.

V.                 CONDITIONAL USE PERMIT - CONCEPT

SONIC DRIVE IN, FAST FOOD RESTAURANT

355 EAST MAIN

Mr. Paluso explained he will be the local contact for the Sonic Drive In project.  He indicated soil reports and drainage reports are in progress.  The Sonic will be located on the South East end of the block and will utilize the two existing approaches for entry and exit and will use the existing curb and gutter.  The existing street lamps are also adequate for this project.  The fire chief is currently investigating to see if a fire hydrant will need to be installed on that block.  A complete set of plans will be submitted for staff review along with the Preliminary and Final applications for this project.  There was some concern about the portion of the lot that was once a gas station.  Mr. Paluso stated the Environmental Quality Engineers have deemed a piece of the property as Asensitive@ and stated an enclosed building would not be allowed on that piece.  He stated the outdoor canopy and parking stalls would be on or near that area, but not the building itself.  Alfred Richens moved to forward a favorable recommendation to Price City Council for this Concept.  Jeanne McEvoy seconded and the motion carried.

 

 

VI.              STAFF

 

Chairman John B. Angotti informed the Commission of a letter he had received concerning a Certified Citizen Planner Workshop being held locally in February of this year.  It was stated anyone interested should contact Molly Penovich so she can schedule the classes. 

 

 

Gary Lyon moved to adjourn.  The meeting ended at 6:37 PM.
