MINUTES OF FEBRUARY 6, 2006

I           PLEDGE OF ALLEGIANCE

            Chairman Bruno led the Pledge of Allegiance.

 

II         ROLL CALL

            The above members were in attendance and a quorum present.

 

III        MINUTES OF JANUARY 23, 2006

A favorable motion to approve the minutes of January 23, 2006 was made by Commissioner Richens. Commissioner Sampinos seconded the motion. Motion Carried.

 

IV            HOME OCCUPIED BUSINESS-OFFICE USE ONLY-FINAL

            775 N. 500 E.-KELPE CRAWLER COMPUTER AND TECHNOLOGY SERVICES

            DAVID AND JANETTE COX, OWNERS

David Cox presented this request. This business will be for troubleshooting and assistance with solving home computer problems. Computers will be brought to his home to be worked on only if he is unable to work on them in the customers home. This service will assist customers with internet, software/hardware installation and training. A local phone company will direct customers to Mr. Cox for additional assistance with internet problems. A small sign will be used for delivery purposes only and will hang from an existing lamppost. Traffic flow will be very low as Mr. Cox will go to the customers home for service. A favorable motion for a Home Occupied Business was made by Commissioner Shook. Commissioner Nielson seconded the motion. Motion carried.

 

V         HOME OCCUPIED BUSINESS-OFFICE USE ONLY-BUSINESS FINAL

            398 N. 200 E.-RAINBOW INC.-ANTONIO JUAREZ, OWNER

Antonio Juarez presented this request. Mr. Juarez will be cleaning, stripping and buffing floors for Smith’s Food King, CJ’s and Albertson’s. This will be contracted work for one year with the three stores and will not provide cleaning for residential homes. Mr. Juarez uses chemicals and cleaning supplies located in the stores and has no need for storing any items at his home. In order for a business to be listed as Incorporated the company must register with the State of Utah. Therefore a copy for file must be given to Price City Zoning Department. A favorable motion for a Home Occupied Business Final was made by Commissioner Sampinos contingent on a copy of the state registration given to Price City Building Department.  Commissioner  Sacco seconded the motion. Motion Carried.

 

VI        CONDITIONAL USE PERMIT-SIGN-FINAL

            230 N. CEDAR HILLS DR.-DR. JAMES BAILEY, D.D.S.

            Francis Duzenack presented this request. This Conditional Use Permit will be for the new sign that will be placed in front of the building for advertisement and location purposes.  At the time when the building was being built, the sign information and size was not available. The sign will be an attractive addition to the property. It will be a lit sign with columns on each side matching the building. There are no visibility or ordinance problems for the driveway. A favorable motion for a Conditional Use Permit Sign Final was made by Commissioner Nielson. Commissioner Shook seconded the motion. Motion carried.

 

VII      CONDITIONAL USE PERMIT-1-LOT SUBDIVISION-FINAL

            900 N. 400 E. (approx) PRICE FOURSQUARE GOSPEL CHURCH

            LARRY AND LISA SWEETEN-ADMINISTRATORS   

            Mr. and Mrs. Sweeten presented this request. The Sweetens are asking for a one lot subdivision at the end of 4th east where the pavement ends. The Church will be purchasing 11 acres from Mr. Morley for a future location of the Price Foursquare Gospel Church.  Mr. Morley wants to keep the ˝ acre that connects to his current property. The Sweetens would like to subdivide the 11 acres at this time in order to keep  the ˝ acre available for Mr. Morley. Plans to build the Church is projected to be 2 ˝ years from now. Tonight’s request is just for an approval to split the parcel. A surveyor is currently working on this parcel separation. The Church will purchase the property and then deed the ˝ acre back to Mr. Morley. Before the parcel can be recorded it must be approved by the P& Z Commission. A favorable motion for a Conditional Use Permit 1 Lot Subdivision was made by Commissioner Nielson. Commissioner Richens seconded the motion. Motion carried.

 

VIII     STAFF-

            A committee to discuss and design an ordinance for Price City to handle Sexually Oriented Businesses needs to be organized. Commissioner Shook, Commissioner Sampinos and Commissioner Nielson all agreed to be on the committee and do research on this subject of discussion. Commissioner Shook will check with Nick Sampinos’ office as to whether or not an ordinance has been started on this subject. Information will be given at the next meeting

 

There were no further items on the agenda and Commissioner Richens moved to adjourn. The meeting adjourned at 6:35 P.M.
