Duzenack presented this request. Jon Anast
has several different businesses. He would like to consolidate all of his businesses
into the Anast Enterprises building at 58 West Main. No additional signs will
be added to the front of the building. Mr. Anast would
be able to advertise all of his businesses with newspaper ads and business
cards. Anast Enterprises will be doing business as Xerox
Agency, Jon’s Piano Service, Carbon Blinds and Drapery, Southeast Piano Works
and Seaco Construction Company. A favorable
motion for a Conditional Use Permit Business Final was made by Penny
Sampinos. Frankie Sacco seconded the motion. Motion Carried.
VI CONDITIONAL
USE PERMIT- BUSINESS AND SIGN FINAL
MULBERRY PATCH- 440 E. 100 N.- SUZANNE DALTON AND BRANDY CAMPBELL, OWNERS
Suzanne Dalton presented this
request. The currently owned Travel Agency located at 440 E. 100 N. owned by
Suzanne Dalton has closed. Suzanne and Brandy Campbell would like to re-open a
small gift and craft business in its place. The Mulberry Patch Craft Store was
located at 440 E. 100 N. in previous years. They would like to re-open the
business using the same name and sign previously used. The sign measures 4x3 and
will be placed in the same location as the travel sign is now. The building now
has handicap accessible ramps, guardrails and a widened door for wheelchairs.
Classes offered would be after hours with a possible 6-8 people at a time to
keep parking at a minimum during the office hours of surrounding businesses. All
required inspections were done before the travel agency moved in and the parking
is not an issue at this time. Staff recommended approval of this business
proposal. A favorable motion for a Conditional Use Permit Business and Sign
Final was made by Ed Shook. Jeanne McEvoy
seconded the motion. Motion Carried.
VII CONDITIONAL USE PERMIT- TEMPORARY SIGN-FINAL
ZACHRY CONSTRUCTION COMPANY-LEASING GREENWELL INN CONFERENCE ROOMS-(FOR
EMPLOYMENT OFFICE) 655 EAST

presented this request. Zachry Construction has
leased a conference room at the Greenwell Inn for Utah Power & Light
interviewing services. They would like permission to set a professionally
created A-frame sign under Greenwell Inn’s existing motel sign to enable people
to come directly to their leased room. The sign would be temporary for one year.
The actual sign would be anchored down to protect it from the wind. There may
also be signs placed on each door where the interviews would be held. This sign
will be given a one year time limit. Staff recommends this proposal. If the owner should go longer than one year,
he may return for an extension. A favorable motion for a Conditional Use Permit
Temporary Sign Final was made by Alfred Richens contingent on a one year permit.
Penny Sampinos seconded the motion. Motion

VIII CONDITIONAL USE PERMIT-SIGN-FINAL
DISPLAY BUSINESS INC.- CHASTITY ARCHULETA, PROJECT MANAGER
706 W. PRICE RIVER DRIVE- SOS STAFFING SERVICES

presented this request. SOS is changing the actual sign structure with individual
letters. The Creekview
Shopping Center landlord is requesting
the standardization of all business signs in the center from each business
owner. This requested sign will be a 2’x 14’ individual letter sign with backlighting
behind the letters. The Display Business sign company will install the sign
when the Conditional Use Permit is approved. A favorable motion for a
Conditional Use Permit Business and Sign Final was made by Penny
Sampinos. Frankie Sacco seconded the motion. Motion Carried
IX CONDITIONAL USE PERMIT-BUSINESS-CONCEPT
ONLY
STORAGE UNITS-TONY BASSO, OWNER-179
SOUTH 200 WEST
Tom McCreary, project manager for
AJB presented this request. At 179 South 200 West, Tony Basso owns two lots that
each extend out to the street. Mr. Basso would like to propose placing commercially
designed storage units on this property. At first, two rows of 18’ units were
proposed. A recent survey completed for the front and back width of the
property shows a 15’ setback on 2nd South. There are three sides to
the property. One side is facing a residential home and will need obscuring
fence. The other two sides can be left open for security reasons. There will be
drive thru parking from 2nd West to 250 West and gated on each end. Planters
will be placed on three sides. The surface will be asphalted. Lighting and
additional improvements will need to be listed on the preliminary and final
applications. This is concept only. A favorable motion for a Conditional Use
Permit Business Concept only was made by Ed Shook. Jeanne
McEvoy seconded the motion. Motion Carried.
X CONDITIONAL USE PERMIT-BUSINESS AND
SIGN FINAL
1152 SOUTH CARBON AVE-TONY AND JESSICA BASSO, OWNERS
Tom McCreary presented this
request. Tony Basso has purchased the property located at 1152
South Carbon Avenue, previously BJ Motors. Mad Man
Basso’s will be allowed to use only the asphalt areas and not the graveled
sections. The two driveway entries will both be used for entering and exiting
the property. Tony Basso plans on sealing the existing asphalt. The property
will be cleaned up with removal of all old vehicles. The existing sign will be
used making the sign a copy change only. At the beginning of the meeting, Mr.
McCreary was unsure of the intended use of the entire lot and what amount of
time BJ Motors would stay on the lot or if he would leave the property and move
his dealership elsewhere. The item was given concept approval based on this
information. After a phone call to Tony Basso a few minutes later, Mr. McCreary
asked to make an addition to the meeting of the required information in order
not to postpone the requested business move. BJ Motors is moving everything to
his pawn shop within the month and will be completely gone off of the property.
A favorable motion for a Conditional Use Permit Business and Sign Final was
made by Alfred Richens. Ed Shook seconded the motion. Motion Carried
